If you've been waiting on the sidelines for interest rates to drop, here's something worth knowing: builders across North Texas are stepping up right now with incentives that could make just as much of a difference.
This July, builders in McKinney, Anna, Blue Ridge, Howe, Celina, Van Alstyne, and Gunter are offering some of the strongest buyer incentives I've seen. If you're a first-time buyer, or you've simply been hesitant because of where rates are sitting, this might be the window you've been waiting for.
What Builders Are Offering Right Now
Every builder and community is a little different, but here's what's commonly on the table this month:
Rate buydowns. Builders are using their own money to buy your interest rate down, sometimes for the life of the loan, sometimes for the first few years. Either way, it means a lower monthly payment than you'd get on the open market.
Closing cost credits. Thousands of dollars applied directly to your closing costs, which frees up cash you'd otherwise need at the table.
Flex cash. Some builders are offering incentive dollars you can apply however makes sense for you: rate buydown, closing costs, design upgrades, or a mix of all three.
Down payment assistance grants. Depending on the community and your situation, you may qualify for grant programs that reduce what you need upfront.
Why This Matters More Than Waiting on Rates
Here's the thing about waiting for rates to drop: nobody knows exactly when that will happen, and home prices historically don't wait around either. A rate buydown or closing cost credit gives you savings today, on a schedule you can actually plan around, instead of a maybe on a timeline nobody controls.
For a lot of buyers, especially first-timers, the incentives available on new construction right now are effectively doing the same job a lower rate would do, just through a different door.

- Celina – one of North Texas's fastest-growing cities, with a wide range of builders and price points
- Van Alstyne – small-town feel, and a community I know inside and out
- Gunter – quiet, growing, and increasingly popular with buyers who want space
Incentives Like This Don't Last
