Why Now Could Be a Great Time to Buy New Construction in North Texas
If you’ve been thinking about buying a home but keep hearing that “now isn’t the time,” it may be worth taking a closer look at new construction homes in North Texas.
The new-construction market is giving buyers something we haven’t always seen in recent years: options and incentives.
Builders are working to attract buyers, and depending on the community, builder and loan program, you may find opportunities such as:
- Rate buydowns or below-market interest rates for qualified buyers
- Flex cash
- Closing cost incentives
- Price reductions
- Appliance packages
- Blinds and other included upgrades
- Other builder-specific incentives
Of course, incentives vary by builder and community, and some offers come with specific qualifications or preferred lenders. That’s why it’s important to look at the whole deal, not just one advertised incentive.
I Watched It Happen With My First-Time Buyers
This isn't just something I’m seeing in builder advertisements.
Last week, I was working with first-time homebuyers who were exploring their options, and we saw firsthand how builder incentives can change the numbers.
For buyers who may have assumed they needed to keep renting or wait for mortgage rates to drop, it was worth looking at what was actually available right now.
That’s one reason I encourage buyers not to make a decision based solely on headlines about the housing market.
Your situation is unique. Your budget, financing, desired location and monthly payment all matter.
Why New Construction Is Worth Exploring
One of the biggest advantages of shopping new construction right now is the variety of communities and price points available throughout North Texas.
From Anna and Melissa to Celina, McKinney, Van Alstyne and surrounding communities, buyers can find everything from entry-level new construction to larger homes with more space, upgraded finishes and community amenities.
And if you’re a first-time buyer, new construction can be especially interesting because builder incentives may help with some of the upfront costs associated with purchasing a home.
But there’s another important reason to have your own Realtor® involved.
Bring Your Realtor® (ME) With You
If you're considering new construction, bring your Realtor® before you visit the model home or builder sales office.
Your Realtor® can help you compare different communities, understand the incentives being offered, evaluate the overall purchase price and contract terms, and help you determine which options make sense for your goals.
Builder incentives can be appealing, but the biggest incentive isn't necessarily the best deal for every buyer.
I also recommend comparing multiple builders and communities before making a decision. Sometimes the home with the lowest advertised price isn't the one that offers the best overall value for your needs.
Is Now the Right Time for You to Buy?
There isn't one answer that applies to every buyer.
But if you've been waiting because you assumed new construction was out of reach, it may be worth taking another look.
The combination of builder incentives, available inventory and changing market conditions could create opportunities that weren't available a year or two ago.
And you don't have to be ready to buy tomorrow to start exploring.
If you're curious about what's available in North Texas new construction, I would be happy to help you compare communities, builders, incentives and homes based on your budget.
You may be closer to homeownership than you think.
